Seems that you didn't follow instructions from /usr/ports/UPDATING.

Hm. AFAIK mixing ports and packages is not a good idea. If you really
need to build ports yourself, take a look at ports-mgmt/poudriere.

I'd say that the best choice for you is to use ports-mgmt/poudriere to
create your custom packages.
