file system busy ... how?

Trying to umount a file system, and I get:

umount /vm
umount: unmount of /vm failed: Device busy


using lsof, I find nothing open on the file system:

pluto# lsof | grep vm

I'm the only one logged into the machine, and I'm in on / ...
